Repairs and Maintenance

We prioritise providing safe, well-maintained homes for all our tenants

Our Commitment

We are committed to providing safe, decent, well-maintained homes with a repairs service that meets your needs and provides the value for money that you expect.

Our priority is to make sure that you are safe in your home. So, you can rest assured that our properties meet all regulatory and legal requirements. We will let you know when we need access to your home for essential electrical inspections, annual gas servicing, health and safety checks, or damp and mould inspections.

Repairs are carried out to a high standard and if something breaks or isn’t working, you just need to tell us, by reporting a repair.

How to report a repair

  • Contact your housing support officer or speak to us during a regular support visit or property inspection.
  • To report a repair outside working hours, telephone our head office on 01204 694154.
  • Email info@myspacehousing.org
  • If you prefer, write to us at My Space Housing Solutions, The Elterwater Suite, Paragon House, Paragon Business Park, Chorley New Road, Horwich, Bolton BL6 6HG

We will take it from there.

Repair Timescales

The timescale for repairs depends on the category of repair.

You don’t need to worry about how to categorise your repair. We will do that for you and let you know when to expect work to be carried out.

Repair Responsibilities

My Space contractors look after the structure and the outside of your property.

That includes repairs and maintenance of the roof, external doors and any chimney, as well as to pathways, ramps and steps, fences and gates at the boundary of your home.

We are also responsible for most repairs in your home. This doesn’t include things which have not been fitted or supplied by us, or where damage has been caused by negligence, deliberate damage or misuse.

You can find a detailed list of the repair responsibilities and timescales in your tenancy agreement or ask your housing support officer for advice.
